We met and viewed the house, made an offer and closed within 45 days. As the siblings were all older this house did need extensive updates and some minor repairs but they couldn’t agree on what to do. They were happy to receive a full price offer and to provide seller financing for a medium term range. Because we bought the house in late November it took about 90 days for us to find a qualified tenant buyer. This particular tenant buyer DID NOT follow through with their credit repair plan and we removed them within six months. We found a better tenant buyer about 60 days later. They moved in, made updates and are nearing mortgage acquisition as of this writing. This is another situation of a seller getting full price for a house that needed money spent on it. It’s also a situation where a deserving buyer was able to buy even though they weren’t quite mortgage ready.
